Corpus den Hoorn Avenue: from label E to A!
The team at Waarborg Vastgoed is constantly looking for ways to contribute to a better and healthier environment. For our tenants, this means that we strive to achieve the highest possible quality level in terms of both sustainability and comfort. And that does not only apply to new developments: where possible, we also transform existing buildings by working towards the highest possible energy label.
Geerlinde Rutgers, Real Estate Manager at Waarborg Vastgoed, knows more about this: “Waarborg wants to comply with the environmental management law and continue to develop the value and rentability of our properties. Although a label A is not yet mandatory by the government, that is always our ambition!
Avenue Corpus den Hoorn
A Waarborg property that is currently in the middle of such a transition is the Laan Corpus den Hoorn office building in Groningen. Geerlinde is the property manager of that building and says: “Until 2018, Laan Corpus den Hoorn only had an Energy Label E, but thanks to smart, future-proof investments by Waarborg, Energy Label A is now in sight.” How did Waarborg achieve that?
Working in phases, or not?
“We initially opted for a phased energy transition for the building in the south of the city. We drew up plans to go from energy label A to C and then wanted to work steadily towards A. Structured and straight to our goal. But once in practice, that planning turned out to be a bit different. Where in construction 'different' often equals 'slower', that is not the case at all now! It gradually became apparent that we could also go for label A straight away. At Waarborg we believe that if it is possible, we like to set a socially responsible example. So we went for it.”
Almost A..
During the transition from E to A, Waarborg had all cv pipes, appendages and floors insulated. The roof was also sustainably renovated and generously fitted with solar panels. All in all, a major undertaking!
The final step in the transition is now replacing all fluorescent and incandescent lamps with environmentally friendly LED lighting. “And that lighting will then be equipped with presence detection. That way, wasting energy will soon be a thing of the past,” Geerlinde concludes enthusiastically. Yes, Laan Corpus den Hoorn is ready for the future!
